AS APAC Investment Volumes Rise 22% in H1 2026, India Stands to Benefit from Renewed Investor Interest in Core Real Estate Sectors

Asia Pacific, August 12, 2026: Asia Pacific’s commercial real estate recovery gathered pace in the first half of 2026, with investment volumes rising 22% year-on-year, according to Savills’ latest Capital Markets research, Capital Signals. Capital returned decisively to the region’s traditional sectors, led by retail (+51%), office (+22%), and industrial & logistics (+21%).

Key Highlights

  • APAC investment volumes: +22% YoY in H1 2026.
  • Retail sector: +51% YoY, strongest recovery.
  • Office sector: +22% YoY.
  • Industrial & logistics: +21% YoY.
  • Investor behaviour: Record levels of partial-stake acquisitions, joint ventures, and club deals replacing traditional pooled structures.
  • India outlook: Strong occupier demand, infrastructure expansion, institutional participation, and long-term fundamentals.
  • Portfolio rotation: Increasing allocation towards data centres and living sectors across APAC, including India.

Regional Performance

  • Singapore and Taiwan: Outperformed due to large transactions.
  • Mainland China and Hong Kong: Recorded strong YoY growth from lower bases.
  • Investor trends: Greater alignment and control sought through joint ventures and quasi-secondary transactions.

India’s Position
India continues to stand out as one of APAC’s most compelling long-term destinations, supported by:

  • Sustained economic growth.
  • Resilient office demand.
  • Expanding industrial and logistics infrastructure.
  • Increasing institutional ownership and market maturity.

Anurag Mathur, CEO, Savills India: “The broadening recovery across Asia Pacific reflects growing investor confidence in commercial real estate as macroeconomic conditions stabilise. India is particularly well-positioned, underpinned by strong fundamentals, resilient office demand, expanding logistics infrastructure, and continued institutional interest. As global investors reassess portfolio allocations, India is expected to remain a preferred destination.”

Nicholas Wilson, Senior Director, Strategic Research & Advisory, APAC Capital Markets, Savills: “The recovery has moved beyond the opportunistic phase and is broadening back into the core of the market. Record levels of partial-stake and joint-venture activity reflect capital chasing control and conviction. The maturity wall building towards 2029 will reshape portfolios, creating opportunities in traditional assets while accelerating rotation into data centres and living sectors.”

Data Centres & Living Sectors

  • Operational capacity: 16.1GW across APAC (Q2 2026).
  • Pipeline: 25.5GW planned or under development.
  • Occupancy: Approaching 90%.
  • Investment structures: Platform investments, joint ventures, and forward-funding increasingly preferred.

For India, these trends are expected to reinforce investment across both established and emerging asset classes, driven by the country’s expanding digital economy and maturing real estate market.
